Must a lease be deposited?

For properties under Rent Law No. 87 of 1979 (as amended), leases are written and a copy is deposited with the Real Estate Tax Directorate within 30 days (Article 7).

When does ownership pass?

On registration at the Real Estate Registration Directorate; a real estate disposition is concluded only by registration (Article 3, Law No. 43 of 1971).

How is unpaid rent recovered?

Through a notary-public notice after seven days from the due date, giving eight days to pay, then an eviction request if it stays unpaid (Article 17, Rent Law).

Under Investment Law No. 13 of 2006 (as amended): state land for a consideration, and private or mixed-sector land for housing projects only (Article 10/Second). Otherwise it depends on the file.
